• Biocide Moss & Algae Treatment: Specialized chemical solutions (often containing benzalkonium chloride) are sprayed onto the roof. These work slowly over 3 to 12 months, relying on rainfall to gradually wash away dead organic matter.
• Asphalt Shingle Rejuvenation: For aging shingle roofs, plant-based oils (like soybean oil) can be applied to replenish lost petrochemical oils. This restores flexibility and can extend the life of a shingle roof by up to 15 years.
• Protective Coatings:

• Maintenance Frequency: Professional treatments generally provide protection for 12 to 24 months. A regular application every 2–3 years is often recommended for long-term maintenance.
• Cost Efficiency: In 2026, roof treatments remain a cost-effective alternative to replacement, typically costing between $100 to $400+ for residential properties, whereas a full reroofing can exceed $10,000–$25,000.
• Safety & DIY: Many commercial products like 30 Seconds or Wet & Forget are available for DIY use. If you have a rainwater collection tank, it must be disconnected for several weeks (until after a major rainfall event) to avoid chemical contamination.
